Land at Cranesfield, Sherborne St John

B.Yond Homes Ltd will shortly be submitting an appeal with the Planning Inspectorate regarding a planning application for 26 homes on land at Cranesfield, Sherborne St John.  The application was originally submitted to Basingstoke and Deane Borough Council in August 2025 and refused in January 2026 (reference number 25/02051/FUL).  

 

Prior to the refusal of the planning application in January 2026, updated plans and documents for the application were submitted to Basingstoke and Deane Borough Council (BDBC) but were not subject to formal public consultation.  Following refusal of the application, B.Yond Homes Ltd also commissioned updated documents to respond to consultee comments on urban design, landscape and highways matters, which will be submitted to the Planning Inspectorate as part of the appeal.

 

The updated plans and documents proposed the following minor revisions to the application scheme as submitted:

 

  • Extended areas of unadopted access road to be built to adoptable standards, to allow refuse vehicles to traverse the site
  • The incorporation of a Flood Risk Compensation Area (FCA) to the south-east corner of the site, for further mitigation of surface water flooding and repositioning of associated landscaping
  • Revised finished floor levels to new dwellings – particularly the ground being reprofiled to remove a localised depression around Plot 14 – and therefore suitably addressing the surface water flood risk to the development
  • Increase in rear garden area to Plot 16 to ensure sufficient private amenity space is provided
  • Revised layout to Plot 25 and omission of rear window to address overlooking concerns
